Applications and approvals
In the week of 20–26 July, 1,587 applications were received and 1,255 were decided. Of the 1,214 applications we had final outcomes for, 87.5% were approved, 12.5% refused or withdrawn. Westminster led the boroughs with 193 new filings, followed by Camden (116), Barnet (89), Richmond upon Thames (85) and Southwark (84).
Scheme of the week: Bolsover Street, Westminster
A prior-approval conversion of a commercial building to 24 apartments was approved at 38 Bolsover Street in Westminster (reference 25/09345/NMA). The scheme amends an earlier notification dated August 2025, consolidating consent for residential use in a prominent central location.
Notable HMO filings
Four small-to-medium HMO applications crossed our records: a retrospective change of use to a small HMO in Enfield; a four-bed conversion in Brent; a retrospective upgrade from small to large HMO (9 people) in Redbridge; and a Class C3–to-C4 conversion in Hillingdon. Across London boroughs, HMO applications remain a steady secondary volume within the housing pipeline.

Last week we moved our result tables to mobile-first layout, so you can read application outcomes and decision summaries at phone width without scrolling. We also shifted the LP statement in the investor portal to show what has been earned rather than a simple payment ledger—the better reflection of what capital has actually been deployed and what remains owed.
