In short

In the week of 27 July–2 August, now fully reported, 1,706 applications were filed and 1,330 were decided across the London boroughs we cover. Of the decided applications, 83.9% were approved. Westminster led with 210 filings, followed by Camden and Enfield. Activity included a 10-bedroom HMO in Kingston and a four-storey residential extension approved in Westminster.

Application volume and approval rate

In the week of 27 July–2 August, 1,706 applications were filed across 31 of the 33 London boroughs we cover. Of the 1,297 applications decided in that window, 1,088 were approved — an approval rate of 83.9%, with a further 209 refused and 33 withdrawn. Westminster accounted for 210 filings, followed by Camden (116), Enfield (96), Barnet (87) and Richmond upon Thames (84).

Notable schemes filed

A 10-bedroom purpose-built HMO application reached Kingston upon Thames planning (reference 26/01387/FUL, Oaklea Passage), proposed as a Sui Generis use with parking, bins and cycle provision. In Brent, demolition and rebuild at 64 Sudbury Avenue, Wembley, proposed 4 self-contained flats on a single-family dwelling plot. Bexley received an office-to-residential conversion adding 4 units plus 2 new three-storey houses at 159–159A Upper Wickham Lane; two more modest C3-to-C4 conversions (5-bed HMO in Barnet at Heming Road; 5-room HMO in Sutton at Buckhurst Avenue) also filed in the window.

Scheme of the week — Westminster

A four-storey vertical extension to The Bays at South Wharf Road, W2 1BL, was approved in the week of 27 July–2 August (reference 25/08914/FULL). The scheme involves demolition of the existing roof, internal floors and ground slab, retention and alteration of the external walls and facade, and construction of the new top floors. For bridging and development finance, this signals continued major residential densification in central Westminster's commercial fringe.
